Nail holes, hairline cracks, glossy patches and old water stains all have to be filled, sanded, caulked and primed before a brush touches the wall — that is what keeps cut lines crisp and the finish from peeling in a rental that turns every year.

We paint for two very different buyers: property managers who need a durable, repeatable rental specification at a predictable price, and homeowners who want the details right. The prep standard is the same either way.

Specifications

Surface preparation
Nail and screw holes filled, cracks caulked, glossy surfaces deglossed and sanded, and peeling areas scraped and sealed before any coating goes on.
Products
100% acrylic latex. Low-sheen eggshell on walls and satin on trim as our standard rental specification; semi-gloss available in high-traffic areas.
Coating system
One primer coat plus two finish coats, with ceilings and trim cut in by hand rather than taped wherever a clean line is achievable.
Stain & odor control
Shellac or oil-based stain-blocking primer over water stains, smoke residue and previous dark colors to stop bleed-through.
Protection
Floors, fixtures, outlets and hardware masked; plastic containment used when the unit is occupied.
Typical timeline

1–3 days for a standard interior. A full house with ceilings, trim and doors runs 3–5 days.

How we paint an interior

Prep, prime, two coats, touch-up. In that order, every time.

    Walkthrough and color

    We walk the unit, count the rooms and ceilings, note the repairs needed, and confirm the color and sheen before anything is ordered.

    Protect and prep

    Floors and fixtures are masked, then every hole is filled, every crack caulked, and every glossy or peeling area sanded and sealed.

  3. 3

    Prime and paint

    Stain-blocking primer where it's needed, then two finish coats on walls and ceilings, with trim, doors and baseboards painted in their own finish.

  4. 4

    Touch-up and walk

    We pull the masking, touch up cut lines and any missed spots, clean up, and walk the job with you.
