01 · Interiors & Finishes

Flooring Installation

LVP, laminate, tile and carpet — flat, tight and square.

Flooring is where a rental shows its age fastest, and it's the repair most likely to fail early when it's installed over a bad subfloor. We correct the substrate first, then install to the manufacturer's specification so the product warranty still holds.

  • Removal and haul-away of existing flooring

Technical specifications

Materials
Luxury vinyl plank (LVP), laminate, porcelain and ceramic tile, carpet tile and stretch-in carpet.
Subfloor preparation
High spots ground down, low spots patched with floor patch, damaged OSB or plywood panels replaced before anything goes down.
Moisture & vapor control
Calcium chloride or in-situ RH testing on slab; 6-mil vapor barrier or manufacturer-approved underlayment where required.
Installation method
Floating click-lock, glue-down or thinset bed depending on product; expansion gaps maintained at all perimeter walls.
Transitions & trim
T-molding, reducer and stair-nose selected to match flooring height; thresholds at exterior doors; baseboards reinstalled or replaced, caulked and painted.
Warranty compliance
Installed to manufacturer spec so the product warranty is not voided — including acclimation time and underlayment requirements.
Typical timeline

1–3 days for a standard 3-bedroom home. Tile or large-format work runs 3–5 days plus grout cure time.

02 · Interiors & Finishes

Interior Painting

Prep first, so the finish lasts past the next tenant.

A paint job only looks professional if the prep is right. We patch, sand, caulk and prime before a brush touches the wall — that's what keeps cut lines crisp and the finish durable in a rental that turns every year.

What's included

  • Full prep: patching, sanding and caulking
  • Stain-blocking primer on water stains and repairs
  • Two finish coats on walls and ceilings
  • Trim, doors, jambs and baseboards painted
  • Fixtures, floors and outlets masked and protected
  • Final touch-up and clean-up

Technical specifications

Surface preparation
Nail and screw holes filled, cracks caulked, glossy surfaces deglossed and sanded, peeling areas scraped and sealed before coating.
Products
100% acrylic latex. Low-sheen eggshell on walls and satin on trim as our standard rental specification; semi-gloss available for high-traffic areas.
Coating system
One primer coat plus two finish coats. Ceilings and trim cut in by hand rather than taped where a clean line is achievable.
Stain & odor control
Shellac or oil-based stain-blocking primer over water stains, smoke residue and previous dark colors to prevent bleed-through.
Protection
Floors, fixtures, outlets and hardware masked; plastic containment used when the unit is occupied.
Color matching
Single-color turnover packages or color-match to existing paint. Sherwin-Williams and Behr palettes available.
Typical timeline

1–3 days for a standard interior. A full house with ceilings and trim runs 3–5 days.

03 · Turnovers & Repairs

Minor Plumbing & Electrical

The punch-list items that stall a unit, handled in one visit.

Turnover punch lists are full of small plumbing and electrical items that hold up a move-in. We handle that minor work under one licensed construction company so you're not waiting on a second trade to schedule a single visit.

Technical specifications

Plumbing scope
Faucet, toilet, garbage disposal and shower valve replacement; angle stops and supply lines; P-trap and drain assembly replacement; active leak repair; tub and shower re-caulking.
Electrical scope
Switches, outlets, GFCI receptacles, dimmers, light fixtures, ceiling fans, and smoke and CO detectors.
Scope limits
Minor repair and replacement work only. No panel upgrades, gas lines or new circuit runs — larger plumbing and electrical work is referred to a licensed specialty trade so the job stays compliant.
Code compliance
GFCI protection installed in kitchens, bathrooms, garages and exterior locations per current code; work performed to Nevada licensing requirements.
Water shut-off
Angle stops replaced when they don't hold, so a future repair doesn't turn into a flooded unit.
Documentation
Photos of completed repairs and a line-item invoice for your maintenance file.
Typical timeline

Most punch-list plumbing and electrical items are completed in a single visit; fixture replacements are same-day.

04 · Turnovers & Repairs

Drywall Repair & Texture Matching

Repairs you can't find — because the texture and sheen match.

Holes, cracks and old water damage are the first thing a tenant or buyer notices. The goal isn't patching the hole, it's making the repair disappear — which means matching texture, sheen and paint, not just filling the gap.

  • Corner bead and pop-out repair
  • Texture matching to the existing wall
  • Prime and paint blending

Technical specifications

Repair scope
Small holes through full sheet replacement, settling cracks, stress fractures at corners, water-damaged sections, damaged corner bead and popped nails or screws.
Materials
1/2" and 5/8" drywall, moisture-resistant board in bathrooms and kitchens, paper tape and setting-type compound for structural patches.
Texture matching
Orange peel, light and heavy knockdown, hand textures and smooth finishes matched to the surrounding wall by test panel before the full repair is coated.
Finishing standard
Three-coat patch sanded to a level-4 finish before texture, so the repair doesn't telegraph through the paint.
Paint blending
Patched areas primed and blended to the existing wall color and sheen. Where the paint is faded or a color match isn't possible, we'll tell you before we start rather than leave a visible square.
Cause repair
Water-damaged drywall is traced back to its source first — patching over an active leak just means doing the repair twice.
Typical timeline

Small patches are same-day. Larger or multi-room repairs run 2–3 days to allow proper drying between coats.

05 · Interiors & Finishes

Tile & Backsplash

Waterproofed properly, set flat, grout lines that line up.

Tile work fails at the waterproofing, not the tile. We build wet areas on cement backer board with a proper membrane and set every course to a dry-laid layout, so cuts land where they look intentional instead of wherever they fall.

Technical specifications

Applications
Shower and tub surrounds, kitchen backsplash, floor tile, fireplace surrounds and accent walls.
Substrate
Cement backer board or an approved waterproof substrate in wet areas — never drywall behind a shower.
Waterproofing
Roll-on or sheet membrane at shower walls and pans, with seams and penetrations taped and sealed before setting.
Setting materials
Modified thinset appropriate to the tile type; 1/16" to 1/8" grout joints; tile leveling system used on large-format tile to prevent lippage.
Grout & sealing
Sanded or unsanded grout matched to the tile, 100% silicone at all changes of plane, penetrating sealer on natural stone and porous grout.
Layout
Dry-laid first so full tiles land at the focal wall and cuts are pushed to corners and edges.
Typical timeline

A standard backsplash is 1–2 days. A full shower surround runs 3–5 days including waterproofing and grout cure.

06 · Renovations

Kitchen & Bathroom Renovations

One company from demolition to the final punch walk.

Kitchens and bathrooms are where a rental earns its rent — and where coordinating four separate trades costs you weeks. We schedule and sequence the whole renovation ourselves, so there's one point of contact and one person accountable at the end.

Technical specifications

Cabinet work
New cabinet installation or professional refinishing; soft-close hinges and drawer slides; shimming and scribing to out-of-square walls.
Countertops
Laminate and stone countertops, templated after cabinets are set and installed with proper support and a sealed sink cutout.
Bathroom scope
Vanity, mirror, toilet, shower valve, tile surround, glass door, exhaust fan and flooring.
Mechanical coordination
Plumbing and electrical rough-in scheduled and inspected in sequence with framing and tile so the job doesn't stall between trades.
Permits & code
Work performed to current code, with permits pulled where the scope requires them.
Project management
One point of contact, a written scope with line-item pricing, and a final punch walkthrough before we consider the job complete.
Typical timeline

Cosmetic refreshes run 1–2 weeks. Full kitchen or bathroom renovations run 2–4 weeks depending on materials and lead times.
