Best Flooring for a Las Vegas Rental Property

Key takeaways

  • Luxury vinyl plank is the right default for most Las Vegas rentals — warm, waterproof, and fast to repair one damaged plank.
  • Tile still wins in bathrooms and entryways. Carpet still wins in bedrooms at the entry price point.
  • Slab moisture testing is not optional here. Skipping it voids most flooring warranties.

Flooring is where a rental shows its age fastest and where the wrong choice costs you twice — once to install, once to replace early. Las Vegas puts flooring through a specific set of conditions, so the right answer here is not always the right answer somewhere else.

What Las Vegas does to flooring

  • Extreme heat cycles. Interiors swing hard between a summer day and an air-conditioned evening, which moves solid and engineered wood.
  • Slab moisture. Almost every Las Vegas home sits on a slab. Moisture wicks up and destroys flooring that was not designed for it.
  • Low ambient humidity. Wood and laminate dry out, shrink and gap at the seams.
  • Intense UV. West- and south-facing rooms fade carpet and discolour cheap vinyl.
  • Hard water. Spills and pet accidents leave mineral staining that is very hard to remove from carpet.

Why LVP is the default for rentals

For most Las Vegas rentals, luxury vinyl plank is the best balance of durability, cost and tenant appeal. It is waterproof, it tolerates slab moisture with the right underlayment, it does not gap in dry air, and — the part managers care about most — a single damaged plank can be replaced without redoing the room.

Choose a mid-tone with a matte finish. Very dark planks show every speck of dust and every scratch; very light ones show dirt at the entry.

Where tile still wins

Bathrooms, laundry rooms and entryways. Tile handles standing water, it does not care about humidity, and it survives decades of tenants. It is also the only sensible choice in a bathroom that has ever had a leak.

When carpet is still the right call

Bedrooms at the entry price point, where the cost difference matters and tenants expect softness underfoot. If you use carpet, use a solution-dyed fibre with a moisture-barrier pad, and budget for replacement every 3–6 years. Pet-friendly units should not have carpet at all.

The installation mistake that voids the warranty

Skipping slab moisture testing. In Las Vegas, concrete slabs release moisture vapour year round. Almost every plank and laminate warranty is void if the slab was not tested and the correct vapour barrier was not installed. It is a 20-minute test that saves a whole floor.

What we recommend, room by room

  • Living, dining, kitchen and hallways: LVP, mid-tone, matte finish
  • Bathrooms, laundry and entry: porcelain tile with proper waterproofing
  • Bedrooms: LVP for pet-friendly or long-hold units; carpet at the entry price point
  • Stairs: LVP with a matched stair nose, or carpet for noise control
  • Garage: sealed concrete, not flooring

What we typically see in Las Vegas homes

Based on our own repair work

From the floors we install and repair across the Valley:

  • We replace far more carpet than any other floor covering. It is almost always the worn traffic lane between the bedroom door and the bathroom, not the whole room.
  • Lifting plank seams are nearly always a subfloor problem, not a product problem. Grinding the high spots is what stops it recurring.
  • In bathrooms, the failure is behind the tile, not in it. Most of the shower repairs we open had tile set directly over drywall with no waterproofing.
  • Pet-friendly units with carpet come back needing replacement almost every time. If pets are allowed, we recommend plank in every room.

Problem

A 3-bedroom Henderson rental still had 15-year-old carpet throughout, with high spots in the subfloor at the panel seams that would telegraph through any plank flooring installed over them.

Our solution

Removed and hauled away all carpet, pad and tack strip, tested the slab for moisture vapour and installed a compatible barrier, ground the high spots and patched the low spots to a level plane, installed mid-tone matte luxury vinyl plank with expansion gaps at every perimeter wall, then installed new baseboards, caulked and painted. Four working days.
