How Much Does Mold Remediation Cost in Las Vegas?

Key takeaways

  • A single affected room in Las Vegas typically runs $1,500–$4,500 for remediation, or $2,500–$7,000 including reconstruction.
  • Remediation and reconstruction are two different scopes. Many quotes cover only the first, which is why the second surprises people.
  • The price is driven by how far the moisture travelled, not by how much mould you can see.

Mould pricing is hard to find because it depends almost entirely on what is behind the wall — and no honest contractor can tell you that from a photograph. What we can give you is the range we actually work in across the Las Vegas Valley, and the factors that move it.

Remediation is not the same as reconstruction

Remediation is containment, removal of affected material, treatment and drying. Reconstruction is putting the room back together — new drywall, texture, paint, trim and flooring. Some companies quote only the first. Ask which one you are looking at before you compare prices.

What is included in remediation

  • Inspection and moisture testing to locate the water source
  • Containment with plastic sheeting and negative air pressure
  • Removal of contaminated drywall, insulation, baseboard and flooring
  • Treatment and cleaning of remaining framing and hard surfaces
  • Drying and verification of the cavity with a moisture meter
  • Debris removal and disposal

What is included in reconstruction

  • New drywall and, where needed, insulation
  • Texture matched to the surrounding wall
  • Primer and two finish coats
  • New baseboard, casing and trim, caulked and painted
  • Flooring replacement and transitions
  • Final punch walkthrough

The four factors that move the price most

  1. 1

    How far the moisture travelled

This is the biggest single factor. Water wicks along framing and through wall cavities, so the affected area is usually larger than the visible staining suggests.

  2. 2

Whether the water source is still active

An active leak has to be repaired before remediation can be verified. If it is not addressed, the remediation will not hold.

  3. 3

    The material that was affected

Porous material — drywall, insulation, carpet, baseboard — cannot be cleaned and has to come out. Hard surfaces can be treated, which is cheaper.

  4. 4

    Whether you need the rebuild

Some owners have a separate contractor for the put-back. Splitting it is usually slower and rarely cheaper once the scheduling is counted.

What the EPA says about drying

The EPA advises fixing the water or moisture problem and drying water-damaged areas and items within 24 to 48 hours to prevent mould growth. That window is why drying or removal starts the same day we assess — not the following week.

Insurance and documentation

We provide a detailed scope of work, dated photos and itemized invoicing you can submit to your carrier. Coverage decisions are between you and your adjuster — but the documentation is much easier to assemble before the job than after it.

What we typically see in Las Vegas homes

Based on our own repair work

From the remediations we price and run across the Valley:

  • The visible stain is almost never the full extent. On the majority of jobs we open, the moisture has travelled further along the wall cavity than the staining suggested, and the scope grows once the wall is open.
  • Because of that, we test before we quote. A price given over the phone without a moisture reading is a guess.
  • The cheapest quotes we are asked to beat are usually remediation-only prices compared against a full remediation-and-rebuild scope. They are not the same job.
  • Bathrooms and the wall behind the air handler are where most of our remediation work happens, in that order.
Real Las Vegas project
Problem

A Las Vegas rental had visible mould staining on one bathroom wall. The owner had one quote for remediation only and wanted to know why ours included reconstruction.

Our solution

Moisture-mapped the wall and found the affected area ran roughly two feet further along the cavity than the staining showed, and that the subfloor edge was also wet. We remediated with containment and negative air, removed the affected drywall, insulation and baseboard, treated and dried the framing, then rebuilt the wall with new drywall, matched texture, primer, two finish coats and new baseboard. The tenant stayed in place throughout.
