Mold Remediation and Full Rebuild
A slow supply-line leak under a bathroom vanity fed the wall cavity for weeks. We remediated the affected assembly and rebuilt the room — containment, removal, new drywall, texture, paint and trim.

The situation
The tenant reported a musty smell but no visible water. By the time we were called, the leak had been running long enough that the drywall, insulation and baseboard in the wall behind the vanity were contaminated, and the smell had spread into the adjacent closet.
What we did
- Moisture-tested the assembly to establish the true extent — the damage ran further along the wall than the visible staining suggested
- Sealed the work area with plastic sheeting and negative air pressure so spores could not reach the rest of the home
- Removed contaminated drywall, insulation and baseboard back to sound material
- Replaced the failed angle stop and supply line, then verified no further moisture was present
- Treated and cleaned the remaining framing and hard surfaces
- Dried the cavity and verified it before closing it back up
- Reconstructed: new drywall, matched texture, primer, two finish coats, new baseboard, caulk and paint
The result
The unit passed a final moisture check with no remaining odor, and the tenant stayed in place through the entire remediation. Because we handled both the remediation and the reconstruction, the property went from problem to finished without a second contractor or a second schedule.
